Investors — Safeguard Your Asset & Secure Your Return
You buy an investment property for capital growth and a good, steady income, growing with inflation or even better. If you don’t look after your investment property, it could really go south very fast and cost massive amounts of money. We are here to guide and help you through these processes that most investors don’t know about, and trust me, you do not want to find out when it’s too late.
- What are the rates, taxes and levies?
- What is the actual rental income?
- Financials of the complex / estate
- Special levies (and for how long?)
- What is the asking sales price?
- Can you make a 1% return on your investment per month or more?
- Can you make more on the investment if it were renovated, and what would renovations cost?
Once all the homework is done and you are now the proud new owner of your first investment, who is doing the vetting, and how are you doing it before placing a tenant? (This is the first major mistake that most investors make.) They either “go it alone” to save or use unreputable people or companies.
Now, all of the above is and can most definitely be overwhelming. Currently, we are serving just over 600 investors, guiding them through the processes. Not only are we saving them time through expert consulting and years of boots-on-the-ground experience, but we can also guide you through the entire process.
Once your tenant is vetted and in, the second biggest mistake that investors make is 1) not maintaining their property or trying to do it cheaply, and 2) not doing very regular inspections. This is where we come in with years of experience:
- Do a comprehensive inspection with photos and a full condition report
- Provide detailed suggestions and pricing on fixing urgent items now and planning for future events, like changing carpets out for tiles.
If this very small expense is not incurred at least every six months (even more frequently), then chances are you will suffer massive damages at some point. It’s not because you have bad tenants, but because you and your tenant do not know what to look out for that can cause massive damage if undetected.
Phone ME now to set up a separate consultation. The first one will be via Zoom; thereafter, we can set up an in-person consultation.
